Can a US or Canadian citizen purchase property in the Turks and Caicos Islands?

Yes. The Turks and Caicos Islands is a British Overseas Territory with a stable, transparent legal system based on English common law. There are no restrictions on foreign nationals — including US and Canadian citizens — purchasing real estate here.

The purchase process is straightforward: you work through a TCI-licensed attorney, and title is registered with the Land Registry. Many North Americans own property in TCI and find the process familiar and well-protected.

What does the purchase process look like, and when do I make payments?

Purchasing a preconstruction unit at Pelican Beach Club follows a staged payment schedule tied to construction milestones – so your money moves in step with physical progress, not ahead of it. The typical structure is:

  • Reservation deposit – secures your unit and locks in your pre-construction price
  • Contract signing – a further payment on execution of the purchase agreement
  • Closed-in stage – payment when the structure of your unit is complete
  • Occupancy Certificate – payment on delivery of your finished unit
  • Sign-off – final payment following your walkthrough inspection – any deficiencies identified are repaired by the developer before this payment is released

This milestone-based approach is designed to protect buyers and ensure that construction is funded progressively as each phase is completed. The sign-off stage in particular gives you a formal opportunity to inspect your unit and have any outstanding items addressed before your purchase is fully complete.

Full payment terms will be set out in your purchase agreement. We recommend having your attorney review all documents before signing.

Are there taxes on property ownership or rental income in the Turks and Caicos Islands?

The Turks and Caicos Islands has no income tax, no capital gains tax, and no inheritance tax — which is one of the reasons it attracts buyers from higher-tax jurisdictions. There is a one-time stamp duty payable on purchase, but no ongoing annual property tax.

That said, your home country tax obligations are a separate matter. US citizens, for example, are generally taxed on worldwide income regardless of where it is earned, and may have reporting obligations related to foreign property ownership and offshore rental income.

How does the rental management work, and what kind of returns can I expect?

When you are not using your unit, it can be placed into the Pelican Beach Club short-term rental program, managed entirely by our on-site team. We handle bookings, guest check-ins, cleaning, and ongoing maintenance — so you receive passive income without day-to-day involvement.

Our Phase 1 rental units are currently active and generating bookings at rates from $550–$650 USD per night. We use a multi-channel approach — including Airbnb, VRBO, and direct bookings — to optimize occupancy year-round.

We are happy to share our current rental performance data and financial projections in a one-on-one call. Projected returns depend on unit type, seasonal occupancy patterns, and the rental program you choose.

Past performance of Phase 1 units is indicative only and is not a guarantee of future returns. We recommend reviewing all projections with your own financial advisor.

What happens if I want to sell my unit in the future?

You own your unit outright under a strata title — a well-established form of individual freehold property ownership in TCI. This means you are free to sell to any buyer at any time, at market value, with no lock-in period and no obligation to sell back through Pelican Beach Club.

The TCI real estate market has shown strong long-term appreciation, particularly for beachfront properties. North Caicos remains significantly undersupplied relative to demand, and early-mover buyers at Pelican Beach Club are positioning themselves ahead of a market that is still in its early growth stage.
